House Rules

This house is made for mid-term stays (30days+). Please treat it as if it were your own home. I will do anything I can to help make your stay more comfortable. Please don't hesitate to reach out to me for anything. For any bookings 7 days out, I require a minimum 3 night stay. For two weeks out, I require a minimum 5 night stay. Anything over two weeks, I require a 28 night stay. General House Rules: Respect the Property: Treat our home as if it were your own. While we handle professional cleaning between guests, we expect you to maintain a reasonable level of cleanliness during your stay. This includes regular tidying, washing dishes, and disposing of trash. No Smoking/Vaping: Smoking or vaping of any kind (including e-cigarettes) is strictly prohibited inside the house. A cleaning fee of $[Insert Amount, e.g., 250-500] will be charged for any violations. No Parties or Events: This property is intended for quiet, residential use. Large gatherings, parties, or events are strictly forbidden. Any violation will result in immediate termination of your stay without refund and may incur additional charges. Occupancy Limits: The maximum occupancy is 8 guests. This aligns with DeSoto's city ordinance of 2 occupants per bedroom + 2, limited to 8 total. Please ensure all guests staying overnight are registered on the reservation. Unauthorized guests may result in additional fees or termination of the reservation. Quiet Hours: To ensure a peaceful environment for our neighbors, please observe quiet hours from 11:00 PM to 7:00 AM. This includes no amplified sound audible beyond the property line and limited outside congregation during these hours. Trash & Recycling: Please follow the DeSoto trash collection schedule. [Trash is collected on Mondays and Thursdays. Recycle is on Wednesdays. Please place bins at the curb after 7:00 PM the evening before pickup. Recycling guidelines will be provided in the welcome book. Please break down cardboard boxes. Parking: Parking is limited to 4 vehicles and must be within the designated off-street spaces (driveway and/or garage). No parking on the grass. This is a critical DeSoto city regulation and violations may result in fines. Pet Policy: Pets Welcome (with conditions): Well-behaved pets are welcome with prior approval and a non-refundable pet fee of $250. Any damages caused by pets will be charged to the guest. Damage Policy: Please report any damage or broken items immediately. Guests are responsible for any damage beyond normal wear and tear. Utilities: All utilities (electricity, water, gas, high-speed Wi-Fi) are included in your rental rate. We kindly ask that you be mindful of your consumption to conserve resources. Excessive use may incur additional charges. Mail & Deliveries: We recommend using Amazon Lockers for valuable deliveries. Maintenance & Access: We may require access to the property for scheduled maintenance (lawn care, pest control, minor repairs) with at least 24-hour notice, unless it's an emergency. We will always try to coordinate a convenient time with you. Personal Belongings: Please do not leave personal belongings or trash outside the property. This helps maintain the aesthetic of the neighborhood and complies with city ordinances. Cleaning During Stay: While a professional cleaning is included before and after your stay, for mid-term rentals, guests are responsible for maintaining cleanliness and light housekeeping throughout their stay. We can arrange for mid-stay cleaning services at an additional cost, upon request. Departure Procedures: On your departure day, please ensure: All trash is taken out to the appropriate bins. Dishes are washed and put away. Windows and doors are securely locked. All personal belongings are removed. Thermostat is set to 78 in summer, 72 in winter upon departure. Communication: We are available to assist you during your stay. Please communicate any questions, concerns, or issues through the Airbnb messaging platform or the provided emergency contact number.
